Single Story and Ranch New Construction Homes Near Fayetteville

These are the 30 new construction communities on my report where the builder's own website lists or describes single story homes, which builders also call one story or ranch plans: 9 builders across greater Fayetteville, the Sandhills and Harnett County. 26 are now selling and 4 are in closeout with final homes. Published starting prices in this group run from $254,900 to $456,990, with a median of $303,945.

How I built this list: I read each builder community page, and for some builders the plan pages linked from it, when I checked the builder pages on 10/31/26 at about 5:19 to 5:20 PM and 11/1/26 at about 1:20 to 1:40 AM Central time. A community is here only when the builder states it, for example a story count in the plan details, a description of 1 and 2 story homes, or a home or plan the builder calls one story, single story, single level or ranch. Many other communities may also offer a one story plan, but their builder pages did not state the number of stories in a way I could confirm, so they are left off rather than guessed. The published starting price is for the lowest priced plan in the community, which is not always a single story plan. Confirm plans, stories and pricing with the builder.

Questions I Hear About This Search

Where can I find single story new construction near Fayetteville NC?

I am tracking 30 communities where the builder's own page lists or describes single story, one story or ranch plans or homes, from 9 builders: D.R. Horton (8), Caviness & Cates (6), McKee Homes (5), LGI Homes (3), Smith Douglas Homes (3), KB Home (2), Dream Finders Homes (1), Lennar (1) and Mattamy Homes (1). The full list is on this page.

What is the lowest starting price at a community with single story plans?

The lowest published starting price in this group is $254,900 at Stonebarrow in Lillington by Mattamy Homes. The starting price is for the lowest priced plan, which may not be a single story plan, so confirm with the builder.

Which single story new construction communities are closest to Fort Bragg?

Measured in straight line miles from the center of the Fort Bragg census area, the closest are Standley Ridge in Spring Lake (about 6 miles), Coventry Woods in Fayetteville (about 8 miles) and Cross Creek in Spring Lake (about 9 miles).

Which towns have the most new construction with single story plans?

On my report the towns with the most of these communities are Lillington (9), Aberdeen (4), Angier (3) and Fayetteville (3).

Are ranch homes the same as single story homes?

On this page a ranch home is a plan or home the builder itself calls ranch, and I list it with the single story plans because that is how these builders group them, for example McKee Homes calls its Mallard a single story ranch style plan. Plan options can change a layout, so check the plan details with the builder.

Why is a community I know missing from this page?

I only add a community when its builder page states the number of stories or calls a plan single story, one story, single level or ranch. If a builder offers a one story plan but its page does not say so, it is left off until I can confirm it.

Do I need an agent to tour a new construction community?

Many builders ask that your agent register you or come with you on your first visit, so set up any representation you want before your first visit.
