Where are new homes being built near Fort Bragg?

Most of the communities in this guide sit around the edges of Fort Bragg: Spring Lake, Cameron, Bunnlevel and Lillington in Harnett County, Raeford in Hoke County, and Fayetteville, Hope Mills, Stedman and Eastover in Cumberland County. My new homes near Fort Bragg page lists them with straight line distances where the builder published an exact location.

What incentives are Fayetteville area builders offering?

20 of the 65 builder listings advertised an incentive when I reviewed them. The most common are interest rate offers and help with closing costs, and many are tied to the builder's preferred lender. Incentives change often and have deadlines, so open the builder link in the table and confirm the current terms before you sign anything.

Do I need my own agent to buy a new construction home?

You are not required to have one, but the builder's sales team works for the builder. A real estate agent licensed in North Carolina can help you compare communities and incentives, review the purchase contract and keep track of deadlines and inspections. Builder registration policies vary, and some require your agent to register you or come with you on your first visit, so set up any representation you want before you tour.

Can I use a VA loan on a new construction home?

Many builders accept VA financing, and some advertise rates or credits that apply to VA loans. Terms vary by builder and by home, so ask each builder whether its current offer works with a VA loan and compare a Loan Estimate from the builder's lender with one from an outside lender.

Should I use the builder's preferred lender?

You can choose your own lender, though a builder incentive may only apply when you use the builder's lender. Ask for a Loan Estimate from the builder's lender and from at least one outside lender, then compare the rate, fees and total cash to close with the incentive included.

Do I need a home inspection on a brand new home?

Yes, I recommend one. A new home can still have construction issues. Many buyers order an inspection before the drywall goes up, a final inspection before closing, and another before the first year of the builder warranty ends.

What do Coming Soon and Closeout mean in this guide?

Coming Soon means the builder has announced the community but sales or pricing may not be released yet. Now Selling means homes or homesites are available. Closeout or Final Homes means only a few homes are left in that community. Builders often keep an interest list for upcoming communities.

Do new Fayetteville area communities have HOA fees?

Many do, and fees vary by community and home type. Most builders in this guide do not publish an HOA amount online, so ask the builder for the current fee, what it covers and any one time fees due at closing before you write a contract.

Is it Fort Bragg or Fort Liberty?

It is Fort Bragg. The post was renamed Fort Liberty in June 2023, and the Army redesignated it Fort Bragg effective February 10, 2025, in honor of Private First Class Roland L. Bragg.
